How Long Fence Installation Actually Takes

People ask how long a fence takes and mean two different things. How many days will a crew be in my yard, and how long from this phone call until I have a fence. Those numbers are not close to each other.

The crew time on an average residential fence is short. The calendar time is longer, because two of the steps are waits that nobody can shorten by working harder. Understanding which steps are which is the difference between a reasonable expectation and a frustrating month.

Here is the whole sequence.

Phase One: The Estimate Visit

Somebody walks your property, measures the line, notes the corners and the slope, finds the wet spot, looks at access, and settles where the gates go. Then a written quote comes back to you.

The visit itself is under an hour on most lots. Getting the quote back and getting your questions answered is usually a few days. Longer in spring, which is the busiest stretch of the year around here. If you are trying to hit a date, this is the phase to start early. Phase Two: Permit, If You Need One

Inside the City of Jackson, a fence permit is required for fence installation, and the application asks for a certified boundary survey or a signed agreement with the affected neighbor. If you do not already have a survey, that is its own wait and it is often the longest single item on the whole schedule.

In unincorporated Madison County, a standard residential fence seven feet or under does not require a building permit. Every surrounding town sets its own rules. Phase Three: The Locate Window

This is a hard wait and it is written into state law. Tennessee requires notifying Tennessee 811 at least three full business days before any excavation, including hand-digging. Locators then have seventy-two hours, excluding weekends and holidays, to mark lines, and a locate ticket is valid for fifteen calendar days.

Read that again with a calendar in front of you. A ticket called in on a Thursday afternoon does not clear on Friday. Nobody can compress this, and a contractor who offers to is telling you something about how they handle rules generally.

Phase Four: Setting Posts

Now a crew is in your yard. Layout gets strung, holes get dug, posts get set plumb and concreted. On a typical residential run this is a day, sometimes two if the footage is long, the corners are many, or the holes fight tree roots and have to be opened by hand.

Phase Five: The Cure, Which Is the Fixed Cost in Time

Concrete has to set before anything hangs on a post. That is not a scheduling preference, it is the material. Rails, panels, and gates all put load on a post, and loading green concrete is how a brand-new fence starts leaning in its first year.

So there is a gap between post day and panel day. How long depends on the mix, the weather, and the load the post will carry, which is why we do not publish a single number for it. Gate posts carry the heaviest daily load of anything in the fence and get the most patience. If somebody proposes setting posts and hanging the whole fence the same afternoon, that is the corner being cut, and it is the one you cannot see once the fence is up.

Phase Six: Panels, Gates, and Cleanup

Rails and boards or panels go up, which moves fast compared to post work. Then gates, which do not. A gate gets built or fitted, hung, swung, adjusted, and swung again until it latches clean without being lifted. That fiddling is the job, and on a fence with several gates it is a meaningful part of the labor.

Cleanup is spoil, scrap, old fence material, and a walk of the finished line with you. Figure another day for this phase on most residential jobs, longer with multiple gates or a long run.

What Actually Causes Delays

Very little of it is the crew working slowly. In order of how often it happens:

• Waiting on a survey for a city permit application. Start this first if you do not have one.
• Rain and saturated ground. Holes in soaked silt do not hold their shape, and concrete placed in standing water does not cure into what you needed. We move the day instead.
• Material lead time on anything that is not a stock item. Specific vinyl colors and styles, ornamental panels, and custom gate sizes all get ordered.
• Locate re-marks when a ticket ages out before the work starts.
• Scope changes mid-job. Moving a gate after posts are set means new holes, new concrete, and a new wait.
• Spring backlog. Everybody wants a fence in April, and there are only so many crews in West Tennessee.

Crew days on a normal residential fence are few. The calendar is driven by the survey, the permit, the 811 window, and the cure, and none of those four care how motivated anybody is.
